You will get a high-quality home inspection backed by experience and care.
A home inspector evaluates a home’s condition by conducting a visual, non-invasive examination of its structure, systems, and components, from the roof top to the foundation. They identify potential issues like structural damage, faulty electrical wiring, HVAC concerns and plumbing problems, and then provide a detailed report of their findings. This report helps buyers or sellers make informed decisions about the property. An inspector looks past the cosmetic appearances.
Prevent costly surprises: An inspector can find less obvious problems with the roof, foundation, electrical, or plumbing systems that could lead to expensive repairs later.
Mistakes Happen: Even the best professionals make errors. In new builds, multiple contractors are involved, and miscommunication, overlooked steps, unsupervised workers, or last-minute changes can impact the final result. An unlicensed DIYer, flipper, or handyman may also be unaware of proper installation methods and materials, leading to temporary or inadequate fixes. No house is perfect—but there is a house that’s perfect for you.
An unbiased opinion: A home inspection gives an impartial assessment of the property for the client’s best interest. While realtors may have preferred inspectors, the client has the right to choose their own.
Negotiate a better deal: For buyers, an inspection report provides leverage to request repairs or credits for issues found. For sellers, a pre-listing inspection helps address problems early, making the home more appealing and the sale smoother and faster.
Improve safety: Inspections can reveal safety concerns, such as faulty wiring, poor ventilation, or potential mold growth, which are critical for your family’s well-being.
Plan for future maintenance: The inspector can provide insight into the remaining lifespan of major systems, like the HVAC or water heater, allowing you to budget for future replacements.
Learn about your new home: It’s a valuable opportunity to learn about the various systems and features of the house, especially for first-time homebuyers.
Save time and money: The inspector is trained in each area and will help you identify which experts are necessary. Hiring all the individual contractors (such as a plumber, structural engineer, electrician, contractor, roofer, mason, siding, window, landscaping, insulation and HVAC) to make evaluations is costly and time consuming.
Gain confidence in your purchase: A thorough inspection provides reassurance and a detailed understanding of the home’s condition, helping you move forward with confidence.
A house is always changing: Homes need occasional care. Weather, pets, people, and even gravity constantly wear on a building. Like a car, a home can develop leaks, worn parts, and damage over time. Understanding what needs maintenance helps you make informed decisions.
A standard inspection of an average 1,600 sq. ft. home usually takes 3–4 hours. Larger homes, older buildings, multiple units, or additional systems can take longer. A thorough inspection isn’t rushed—more time allows the inspector to provide better value and detail.
There are 10 major systems that are included in a home inspection: Roof; Exterior; Basement, foundation, crawlspace & structure; Heating; Cooling; Plumbing; Electrical; Fireplace; Attic, insulation & ventilation; Doors, windows & interior. Inspections follow Standards of Practice (SOP), which outline what is required in the report. These standards are included in your pre-inspection agreement. Diamond Edge Home Inspections follows both InterNACHI SOP and Wisconsin Legislature: SPS 131.31.
Yes! I recommend attending as much of the inspection as possible. It’s a great chance to explore the home, ask questions, and see the inspector at work. Some items are best explained in person, so it helps to follow along while the inspector is in the relevant area. Please be mindful that the inspector has a routine to ensure a thorough inspection.
If you are unable to attend, I will happily review the report with you in person after it is published.
Standard inspection reports are sent within 24 hours. Radon test results are delivered the same day. Diamond Edge Home Inspections provides thorough, detailed digital reports you can reference in the future.
Your inspection report is confidential and given to you, the client. You decide if your realtor or others can view it. Normally, the information is not shared with government or code authorities.
Radon is the leading cause of lung cancer in non-smokers. Radon doesn’t have a color, taste or smell. It is a radioactive natural gas that comes from the breakdown of uranium in soil and rocks. In enclosed spaces, like homes, it can accumulate to high levels. Long-term exposure and high levels increase your risk. A radon test will advise what level is present in your home.
Report Reviews: I offer free in-person reviews of any of my reports to help you understand the findings and easily access the information.
Extended Away Visits: If you’re away for long periods, I can check on your home as often as you need. I’ll make sure basic systems are working, bring in deliveries, and remove any signals that the house is vacant. During bad weather, I can also check for fallen trees, burst pipes, or heating issues.
Custom Drone Photography and Video: For a small fee, I provide raw aerial photos and videos for projects like family group shots, gutter checks, and business promotions. Editing is not included. All drone work is subject to equipment limits, FAA regulations, and weather conditions.
Radon Testing: Check if your home’s radon levels meet EPA safety guidelines. The EPA recommends testing every 2 years, as conditions can change. Mary Beth is one of the few NRSB-certified Radon Measurement Specialists in Sheboygan. A formal report is provided.
Limited Inspections: This service focuses on inspecting just one or two specific building systems. A formal report is included.
Customer Care: I will serve as an unbiased resource for any of your questions and concerns. After a home inspection, you will receive a guide to home ownership “Now That You’ve Had an Inspection”.
